As we cannot guarantee that this will always be the case, we do not accept responsibility for any defects that may exist, or for any costs, loss of profits, loss of data, or consequential losses arising from your use of, or an inability to access www.holidays-agarve.com

RS Real Estate (Activities) LLC; reserves the right to suspend, restrict, or terminate our website service without offering a reason. In order to maintain our integrity, RS Real Estate (Activities) LLC; reserves the right to forward contact details to the Police or other regulatory authority when requested to do so; we may also forward contact details where a complaint arises concerning your use of our rentals website where that use is deemed by us to be inconsistent with these user conditions.

Your Obligation to us

You agree that you will only use RS Real Estate (Activities) LLC; rentals website in a manner that is consistent with these user conditions and in such a way as to ensure compliance with all applicable laws and regulations. In particular, you will not use rental-algarve.com to transmit or post any material which may be considered as defamatory, offensive, or of an obscene or menacing character, or which may, in our opinion, cause annoyance, inconvenience or anxiety to any person.

You agree not to use the RS Real Estate (Activities) LLC in such a way that may cause the whole or part of Algarve-Property-Rentals.com services to be interrupted, damaged, rendered less efficient or is in any way impaired.

General Booking and Cancellation conditions

When a booking is made within 40th day prior to the day of schdeduled arrival, the entire rental is payable immediately.
When a booking is made before the 40th day prior to the day of schdeduled arrival, the deposit is due upon agreeing to the contract. The balance being due on the 40th day before your arrival.
You will also be paying €150,00 for the bond. The bond will be refunded to the client upon their departure of the property after one of our representatives has made sure there have been no damages made to the property. The bond is only due with the balance of the payment.
Price quoted on our web site and through the calculator for the period frm November first till April 30 are without the inclusion of utility cost for electricity and gas. These will be charged as an extra at € 0,115 p/Kwh for electricity and € 3,25 p/m3 gor gas.
In any case of cancellation, it is essential that you cancel your booking through the log-in section of our website or we receive written instructions to that effect, from the person who has made the booking.
In the event of clients having to cancel a booking, even being for causes outside of their control, the deposit is, regrettably, not refundable.
If a cancellation is made before the 40th day prior to the day of scheduled arrival, 0% of the balance will be charged.
In case of cancellation between 40th and 28th day prior to the day of scheduled arrival, 80% of the balance will be charged.
In case of cancellation within 28th day prior to the day of scheduled arrival, 100% of the balance will be charged.
In case of cancellation within 40th day prior to the day of scheduled arrival, rentals can not be transferred to another unit or to another time period.
The bond is always refunded to the client in case of cancellation.
Clients are strongly advised to obtain insurance cover as in the event of cancellation by the Client. The deposit will be forfeited and the balance may be payable. Refer to cancellation charges.
Should there be any additional members to the amount you have indicated on the contract, RS Real Estate (Activities) LLC; , reserves the right to refuse admission to the property.
On the day of arrival, the property will be available as from 14:00
The property has to be evacuated at 10:00 on the day of departure, unless otherwise agreed in writing with the management.
The tenant confirms that he will behave as a good Housekeeper.
In the event of problems with, damage to, or breakages of property, clients are requested to immediately inform the Rental Algarve office or representative that handled your booking. This will enable us to ensure timeous rectification of the problems and damage.
The tenant is not allowed to let the property to any third party, or occupy the property with more people as indicated in the rental contract.
In the event that substancional damage occurs on, or to a property, as a result of the inadvertent or deliberate action of clients, repair or rectification of such damage will be fully chargeable to the client's account and RS Real Estate (Activities) LLC reserves the right to immediately vacate the property in question.
We endeavour to ensure that our clients have a safe and enjoyable stay during their visit to the Algarve. However, we cannot be help responsible for any accidents, injuries, or damages involving or caused by clients during their stay at one of our properties.
Arrangements will be made during the duration of your stay with regards to return of the keys when departing.
